What to expect at your annual gas safety check

Annual gas safety checks are a legal requirement for all rented properties. And here at Liberty we support landlords nationwide to keep their tenants safe and make sure their gas appliances are working as they should.

If Liberty are coming to your home to complete an annual gas safety check, here is what you can expect from us.

We will send you a letter letting you know that your gas appliances are due a service. In this letter, we will propose a time and date for us to come and complete the safety checks. If the proposed appointment isn’t convenient for you, just let us know and we’ll rearrange to a time and date that works for you.

When the engineer arrives at your home for the agreed appointment, they will show you their Liberty branded ID card at the door before entering your home, so you can be confident that you know who you’re letting in.

Before the appointment, please ensure all of you gas appliances, including gas meter, cooker, boiler and any gas fires are easily accessible to make the visit run as smoothly as possible.

First, the engineer will check your gas meter to check for any leaks or damage. They will then turn on your boiler and let it run for approximately 10 minutes to check its efficiency.

To check the efficiency of your boiler, the engineer will use a flue gas analyser which looks at what your appliance is outputting and adjust the settings if necessary to ensure it is running efficiently.

If you have other gas appliances, such as a gas cooker or fire, they will also check if they are working properly and carry out the relevant tests and checks depending on the appliance.

After the engineer has completed all their checks, they will ask you to sign to say the work has been carried out, and will leave your home clean and tidy.

You will receive a copy of your gas safety certificate in the post, or via email.

And that’s it. Your appliances are checked and safe for another year.
