Liberty yn cwblhau ail gynllun adeiladau newydd yn Wrecsam
Mae Liberty yn newid tirlun Wrecsam am yr eildro mewn dwy flynedd wrth i 13 o gartrefi newydd gael eu hadeiladu ym Mhlas Madog.
Darparwyd y cynllun, sydd yn werth dros £2.6 miliwn ar ran Cyngor Bwrdeistref Sirol Wrecsam i ateb y galw am dai cyngor fforddiadwy yn yr ardal a chafodd ei gydnabod gan y Considerate Constructors Scheme am gyflawni perfformiad y tu hwnt i gydymffurfiaeth (‘Performance Beyond Compliance’) ym mhum maes prawf y cynllun sef ymddangosiad, cymuned, amgylchedd, diogelwch a gweithlu.
Mae’r rhain yn cynnwys pedair fflat un ystafell wely â grisiau, dau dŷ pâr dwy ystafell wely, dau dŷ pâr tair ystafell wely, tri tŷ sengl pedair ystafell wely a dau fyngalo pum ystafell wely.
Mae pob eiddo’n cael ei adeiladu yn unol â gofynion ansawdd Gofynion Ansawdd Datblygu Llywodraeth Cymru, Safonau Cartrefi Gydol Oes ac yn bodloni safonau ansawdd tai Cymru. Mae’r eiddo’n effeithlon iawn o ran ynni, gan gyflawni Tystysgrif Perfformiad Ynni A drwy ddefnyddio paneli solar, storio batris a fydd yn helpu i sicrhau biliau tanwydd isel ar gyfer eu tenantiaid yn y dyfodol.
Mae gan bob eiddo le parcio oddi ar y ffordd a gardd breifat ei hun â phatio.
Dywedodd Bryan Tennant, Cyfarwyddwr Rhanbarthol Atgyweirio, Cynnal a Chadw ac Adeiladu yn Liberty: “Rydym ni’n falch iawn o’r 13 o gartrefi yr ydym ni wedi’u hadeiladu ar gyfer y gymuned. Maen nhw wedi’u cwblhau i safon uchel iawn a bydd y mesurau effeithlon o ran ynni sydd yn yr eiddo yn bendant yn helpu tenantiaid i arbed arian ar eu biliau tanwydd, sy’n arbennig o bwysig yn dilyn cynyddu’r cap ar bris ynni ddechrau mis Hydref.”
Dywedodd y Cynghorydd David A Bithell, Aelod Arweiniol Tai yng Nghyngor Bwrdeistref Sirol Wrecsam: “Er gwaethaf yr heriau y mae pandemig Covid 19 wedi’i gyflwyno mae tîm y Liberty wedi datblygu 13 eiddo o ansawdd uchel yng Ngwynant a Glaslyn, Plas Madog ar gyfer Cyngor Bwrdeistref Sirol Wrecsam. Mae’r eiddo’n ychwanegiad i’w groesawu i stoc y Cyngor a byddan nhw’n darparu cartrefi cynnes, diogel a chyfforddus i’n tenantiaid.
“Maen nhw’n olau ac mae digon o le ynddynt, mae gan bob tŷ le parcio oddi ar y ffordd a gardd breifat ei hun â phatio. Mae band eang ffibr ar gael i denantiaid gysylltu ag ef ac mae gan yr eiddo baneli solar ac unedau storio batris i gynorthwyo â lleihau costau ynni.
“Roedd darparu’r prosiect i ystâd dai sydd eisoes yn bod wedi cynnig llawer o heriau, fel parhau i ddarparu mynediad i denantiaid presennol y Cyngor a cherbydau danfon a chasglu gwastraff, ac ymdriniwyd â hyn oll â gallu gan y tîm ar y safle.”
Dywedodd y Cynghorydd Mark Pritchard, Arweinydd Cyngor Bwrdeistref Sirol Wrecsam: “Llynedd, cymeradwyodd fwrdd gweithredol Cyngor Wrecsam Gynllun Busnes Y Cyfrif Refeniw Tai a wnaeth ein galluogi ni i fuddsoddi £58.9 miliwn mewn stoc tai Cyngor o dros 11,000 o eiddo drwy gydol blwyddyn ariannol 2021-22.
“Rwy’n falch iawn o weld yr ymrwymiad i fuddsoddi yn trawsnewid i ddarparu gwir fuddion i’n preswylwyr.”
Plas Madog yw ail gam cynlluniau datblygu adeiladau newydd y cyngor, gan ategu at lwyddiant safle Nant Silyn ym Mharc Caia, a gafodd ei gwblhau gan Liberty ym mis Mehefin 2021. Datblygiad Nant Silyn oedd y datblygiad tai cyngor newydd cyntaf i gael ei adeiladu yn yr ardal ers bron i 30 mlynedd.
Liberty completes second new build scheme in Wrexham
Liberty is changing the landscape of Wrexham for the second time in as many years as 13 new homes are built in Plas Madoc.
The scheme, valued at over £2.6m was delivered on behalf of Wrexham County Borough Council to meet demand in the area for affordable council homes and was recognised by the Considerate Constructors Scheme as achieving ‘Performance Beyond Compliance’ in the schemes five test areas of appearance, community, environment, safety and workforce.
These include four one-bedroom walk up flats, two two-bedroom semi-detached houses, two three-bedroom semi-detached houses, three four-bedroom detached houses and two five-bedroom bungalows.
All properties are built to Welsh Governments Development Quality Requirements, Lifetime Homes Standards and meet Welsh housing quality standards. These properties are also highly energy efficient, achieving EPC A rating through the use of solar panels, battery storage which will help achieve low fuel bills for their future tenants.
Each property has off road parking and their own private garden with a patio.
Bryan Tennant, Regional Director for Repairs, Maintenance and Construction at Liberty, said: “We are really pleased with these 13 homes we’ve built for the local community. They have been finished to a very high standard and with the added energy efficient measures in place, this will certainly help tenants save money on their fuel bills, which is especially important following the energy price cap increase at the beginning of October.”
Councillor David A Bithell Lead Member for Housing at Wrexham county Borough Council said: “Despite the challenges that the Covid pandemic has presented the Liberty team have delivered a high quality development of 13 properties at Gwynant and Glaslyn, Plas Madoc for Wrexham County Borough Council. The properties are a welcome addition to the Council’s stock and will provide warm, safe and comfortable homes for our tenants
“They are light, bright and spacious, each house has off road parking and their own private garden with a patio. Fibre broadband is available for connection by tenants and the properties also have solar panels and battery storage to support lower energy costs.
“The delivery of the project into an existing housing estate presented many challenges, such as continued provision of access to the Council’s existing tenants and refuse collection and delivery vehicles, all of which was handled with competency by the on-site team.”
Leader of Wrexham County Borough Council, Cllr Mark Pritchard added: “Last year Wrexham Councils executive board approved the Housing Revenue Account Business Plan allowing us to invest £58.9 million into the Council housing stock of over 11,000 properties throughout the 2021-22 financial year.
“I’m delighted to see this commitment of investment translating into tangible benefits to our residents.”
Plas Madoc is the second phase of the council’s new build development plans, building on the success of the Nant Silyn site in Caia Park, which Liberty completed in June 2021. The Nant Silyn development was the first new development of council homes to be built in the area for almost 30 years.
